In Part 1 of this video series he explains where BRRRR originated from, what it stands for and the high level concept of how he's implementing it on his property to create 30K in new equity in 8 weeks and how he get's access to that equity within 8 weeks as well. (That's also how Matt will format the remainder of this series, for example Part 2 will focus on the strategies and tactic's he used to purchase this property for 22K under asking! This property is located in the old east village in London Ontario. Which is a neighbourhood that is currently seeing significant changes in demographics and home prices . It's attracting several new businesses to the area such as Anderson Ales a brewery which opened in August 2016. (www.andersoncraftales.ca) and also attracts business that are committed to the neighbourhood like The Root Cellar a farm to fork restaurant and nano brewery. (www.rootcellarorganic.ca) When it comes to real estate, you (or someone on your team) need to know your market and your neighbourhood! Matt purchased this front to back duplex in July. The front unit is a 2 bed 1 bath that was rented out for $650 a month, and the back unit was a 1 bed 1 bath that was rented out for $500 a month. Matt purchased this property for $110K and plans to spend 10K in strategic renovations, these renovations will allow him to increase the rents to $850 for the front unit and $700-750 for the back unit (an increase of at least $400/mo in cashflow!). Using an improvements plus mortgage the bank appraised the after renovations value of the property to be $150K! which is an increase in equity of 30K over Matt's cost (excluding holding and closing costs). In Part 2 of this series Matt will show the exact strategies he and his realtor, Jeff Wybo, used to acquire this property for 22K under asking in a neighbourhood that is now starting to see properties frequently sell for above asking due to multiple offers. How to make $100,000 a year Wholesaling Real Estate (What is Wholesaling Real Estate)

In this video Matt breaks down what wholesaling real estate consists of. Is wholesaling real estate a real thing? Are people actually doing this in real life? how much money can you make wholesaling real estate? what does it take to become a real estate wholesaler? Bird dog/finders fees usually are a smaller fee (compared to wholesaler fee). The reason for this is the bird dog has only found a potential deal - they haven't negotiated and came to an agreement with the seller - they've simply found a property with potential or a motivated seller. A wholesaler actually get the property under contract and either assigns (flips) the contract to someone else (while collecting a fee) or they may even double close it. (The close on the property and then immediately resell it). Why would someone wholesale real estate? There is a variety of reasons - primarily the wholesaler may not have the time, money or team to execute on this property - they may have just stumbled into an opportunity outside the scope of their usual investing strategy. Many wholesaler can frequently collect a 10% fee. (If the property under contract is $300,000 they collect a $30,000 finders fee. Why would someone buy from a wholesaler? It's simple really - if they can still profit from it why wouldn't they want the opportunity? Take real estate flippers - many of them are really in the renovation business and have built a team and system to execute the renovation side of the business - however they may not have built the team or have the skills to find the distressed properties that they need in order to flip. They simply outsource the deal finding part of the business, and focus on their core competencies. Like all rules of thumb though, it's just an indicator and you'll need to do a ton of due diligence in order to determine if the property is a good real estate investment. The one percent rule is simply this: You want the property to rent on a monthly bases for 1% of the total cost of the asset. Example: Buy for 100,000 rent out for 1,000 per month. Don't just take a referral from friends or family members. You need a realtor who is investor focused. Do they own investment properties? Are they focused on developing a long term relationship or are they transaction and monthly commission oriented? Do they know what the 1% rule is? When buying a property there are three types of information you need to focus on gathering. The first piece of personal finance advice Jay-Z shares is: 'Please don't die over the neighborhood, that you're momma rentin Take your drug money and buy the neighborhood, that's how you rinse it' So let's dive into money laundering and why, if your a drugking pin like Walter White - you may want to consider laundering your illicit gains through real estate rather than cash businesses. Obviously this is all done for intellectual purposes. I am not recommending you start a meth cooking empire and funnel the profits from your drug empire through a real estate empire. (Funny thing is a lot of the advice in this video is still valid even if you're self employed in a legitimate business and pay the proper taxes). It's much better to play within in society's rules - it's easy enough to succeed if you commit fully to it. I didn't know what ARV was, I didn't know how to calculate cash flow. All I knew is that I could use sweat equity to build my wealth and I had the confidence to do the renovation. I'm a very handy guy and a good friend to have when you need something fixed or a picture hung up at your grand mothers house. I just had to get their on my bicycle. A little about my self; I live in London, Ontario Canada. I'm currently a Carpenter Apprentice and I will have my 7200 hours logged by this winter to become a Journeyman Carpenter. This just means I have a lot of hours renovating basements, building decks and fences, roofing, hanging doors and assembling beds for seniors. I worked with a subpar General Contractor for the last 5 years, initially as a laborer then apprentice. The final product always looked good, it was just painful process getting there. I learned mostly how not to do things from working with him. We had a contract with Wal-Mart to be their "Handy Men." We looked after about 100 stores and were on call to fix things in stores. From flooring tiles, doors not closing, fixing drywall that was smashed by angry customers, too hanging up the magnets for the bread knives. Every day was something different to fix. Since I could fix things I thought I could fix up a house my self. After a few months of searching and putting offer's on crack houses I finally found a house that fit my criteria, location and price point. It was a single family home built in 1881, 912 square ft on one level with a utility room underneath a hatch in the kitchen. Not a single floor joist is level any more since the house was built on a BRICKWALL foundation. You don't see many of those anymore. The whole house needed some work. This house was a 5 minute bike ride from my house or a 12 minute walk... in the cold Canadian winter time. It had large gated yard with crab apple tree and a dilapidated shed that needed to go. Please SMASH that like button and share this video on Social Media! I've always loved dividend investing, and DRIP investing is a great way to get into investing in dividend stocks. To learn more about drip investing check out - http://www.dripprimer.ca/ From DRIP Primer: DRIP is an acronym for Dividend ReInvestment Plan. Canadian companies that are traded on the Toronto Stock Exchange (TSX), can decide to use the money they earn as profits to pay their shareholders. This payment is called a Dividend. Obviously, not all companies make money, and as such not all companies pay dividends. Likewise, just because a company is profitable doesn't mean it will pay a dividend. Let us pretend you own 100 shares of XYZ Company and a dividend is declared of $0.25 per share, so you would be paid $25.00. Dividends are normally paid quarterly, so you get $25 every 3 month unless the company raises, lowers or stops their dividend payments. Now what to do with that cash?! Well, some Canadian companies offer to its shareholders the option of reinvesting that dividend payment by buying more shares in the company. Instead of receiving a cheque, you would receive more stock in that company. This is called a DRIP. A slight difference is with Income Trusts (Royalty Trusts, Real Estate Income Trusts, etc...) is that they pay what's called a Distribution and is most often monthly. Distribution Reinvestment Plans exist just the same as regular DRIPs and the term is used interchangeably. DRIPs are very beneficial to shareholders since they offer many great features. The biggest being Fractional Share Purchases of your dividend payment. Are people actually doing this in real life? how much money can you make wholesaling real estate? what does it take to become a real estate wholesaler? Bird dog/finders fees usually are a smaller fee (compared to wholesaler fee). The reason for this is the bird dog has only found a potential deal - they haven't negotiated and came to an agreement with the seller - they've simply found a property with potential or a motivated seller. A wholesaler actually gets the property under contract and either assigns (flips) the contract to someone else (while collecting a fee) or they may even double close it. (They close on the property and then immediately resell it). Why would someone wholesale real estate? There is a variety of reasons - primarily the wholesaler may not have the time, money or team to execute on this property - they may have just stumbled into an opportunity outside the scope of their usual investing strategy. Many wholesaler can frequently collect a 10% fee. (If the property under contract is $300,000 they collect a $30,000 finders fee. Why would someone buy from a wholesaler? It's simple really - if they can still profit from it why wouldn't they want the opportunity? Take real estate flippers - many of them are really in the renovation business and have built a team and system to execute the renovation side of the business - however they may not have built the team or have the skills to find the distressed properties that they need in order to flip. They simply outsource the deal finding part of the business, and focus on their core competencies. How Can You Buy Real Estate with no Money? Private Real Estate Deals Part 2: Overview

Is it possible to buy real estate with none of your own money? Want to know a strategy for how to buy real estate with no money? If you're going to attract money partners (particularly if you don't have a long track record investing in real estate) - You're going to need to find fantastic deals! Deals so good that people with money will chase you down, so they'll throw money at you. How can you find deals this good? Well in my opinion the best deals are found privately. Finding a private deal isn't easy, your going to have to put in the work and effort - but it is possible to find fantastic deals privately. Not sure what a private deal is? Well I've broken out how to approach private real estate deals into 4 sections: Networking: It's important that people know that you're looking for private deals. Its also important that you network with the right people. Network with other landlords, real estate investors, realtors, property managers, tenants, private money lenders and wholesalers. Marketing: It's also important that you're planting your flag as a private deal buyers. This could be in the form of yellow letters, websites, we buy houses kijiji/craigslist ads, magnets and business cards Search: Walk/Driving for dollars, using google maps, studying the zoning and permit inquiry system, and scraping kijiji and commfree for private sales. Replicate/Force a Deal: Foreclosurse, Expired listings, talking to seller of private deal to find out if they have other properties, or know other property owners etc. Why would someone sell you a private deal (either as an owner or wholesaler? Well there's a multitude of reasons, which I discuss in this video.
